For larger or unusual properties, we may schedule a free on-site walk-through before quoting. This takes 10 to 15 minutes and makes sure the quote is accurate. We don't lowball to win the job and then add charges on wash day.
Once you approve the quote, we lock in a service date. You pick the day that works for your schedule. We confirm 48 hours in advance with a text or call.
If weather cancels the job, we reschedule to the next available dry day. You get notified the morning of if conditions change. No charge for weather reschedules, and you don't lose your place in the queue.
Before we arrive, make sure we have access to an exterior water spigot and that cars, furniture, or anything fragile is moved away from the wash area. We handle plant protection ourselves – every bed and shrub within range gets a pre-rinse before we spray a drop of solution.
We use a low-pressure soft-wash method for siding, roofs, and painted surfaces – under 500 PSI. A downstream injector applies cleaning solution at low pressure. The solution does the work, not brute force. Then we rinse with fresh water at the same low pressure.
For concrete, we switch to a surface cleaner – a round housing with spinning nozzles that rides flat on the surface. It distributes pressure evenly and avoids the tiger-stripe pattern you get from a direct wand blast.
Every job includes a test patch on a discreet area before we commit to the full surface. Plants get a pre-rinse, mid-rinse, and post-rinse. We don't cut corners on rinse water – dilution is how we protect landscaping from cleaning solution runoff.
When the wash is done, we walk the entire job with you. Every side of the house, every section of concrete, every surface we touched. If something isn't right, we fix it before any invoice goes out. This isn't optional – it's standard on every job.
If you can't be on-site for the walkthrough, we send photos of the completed work by text and follow up with a call. Payment is due after you've confirmed you're satisfied.
